Acoustic Reports for Residential Developments
DK Acoustics Pty Ltd provides Acoustic Reports for
new residential developments including mixed-use developments,
multi-storey residential buildings, townhouses, dual occupancy
residences, single dwellings, granny flats and alterations and additions
to meet Council requirements.
The following Acoustic Reports are provided with cost-effective noise
control recommendations:
- Aircraft Noise Assessment Report: assessed in accordance
with Australian Standard 2021-2015 “Acoustics – Aircraft noise
intrusion – Building siting and construction” and the latest ANEF
(Aircraft Noise Exposure Forecast) noise contour maps.
- Road Traffic Noise Assessment Report: assessed in
accordance with the "Development Near Rail Corridors and Busy Roads –
Interim Guidelines" published by the NSW Department of Planning and
Section 2.120 of the State Environment Planning Policy (Transport and Infrastructure) 2021.
- Rail Noise and Vibration Assessment Report: assessed in
accordance with the "Development Near Rail Corridors and Busy Roads –
Interim Guidelines" published by the NSW Department of Planning and
Section 2.100 of the State Environment Planning Policy (Transport and Infrastructure) 2021.
For larger residential developments, the Acoustic Report includes a noise emission assessment
of noise sources such as a carpark,
mechanical ventilation plant and air-conditioning plant, if required in
the DA Conditions. The noise emission is assessed at the nearby affected
properties to meet Council requirements.
The building construction recommendations to meet the Building Code
of Australia (BCA) are prepared at the Construction Certificate
(CC) stage, if requested. The Building Code of Australia (BCA) is part
of the National Construction Code (NCC). The architectural and hydraulic
drawings are reviewed and recommendations are provided to comply with
Part F7 "Sound transmission and insulation" of the NCC 2022 for Class 2 and 3 buildings (Apartment buildings)
and Part 10 of the ABCB Housing Provisions (previously Part 3.8.6.2) for Class 1 buildings (Duplexes and Townhouses).
A Construction Noise Management Plan is prepared at the
Construction Certificate (CC) stage, if requested by Council.
